What is the average cost of a home inspection?

The average cost of a home inspection varies however typically between $300- $450. There are many factors that can change the average cost of a home inspection. Such as;

  • the size and square footage of the home and lot
  • Is it an older home?
  • Is it newer home with high tech gadgets?
  • Are there any additions to the home? Permitted or not?
  • Does the home have a pool or spa? Or both?
  • Is it a custom home with many features?
  • Is it a horse property?
  • Are there any out buildings? Such as barns, casita, pool house, etc.
  • Well or septic system?
  • Is it a fixer upper home?
  • Does the home have water damage?
  • Doe the home have an attic space?
  • Does the home have a basement?
  • What type of foundation does the home have?
  • Does the home have an attached garage or detached garage?
  • Does the home have RV Parking hookups or garage?

A home inspection is an important aspect of purchasing a home and should never be a decision that you make based on the price. In the long run the few hundred dollars that you save on a discounted home inspection or choosing to not do it all together could cost you thousands in the end. A good quality home inspector can detect areas of concern that you might not be able to see when viewing the home. Just a quick story about how the average cost of a home inspection was far less than what the outcome could have been for one of our clients. One of our client’s who we were helping to purchase a home in Henderson hired a home inspection company to come out to inspect the home during the due diligence period. During the inspection of the 5 bedroom/4 bathroom 3000 square foot home the inspector detected a water leak under the foundation of the house. This water leak was not visible to anyone except the professional home inspector. The Seller had already moved out of the home so he had no idea that there was a water leak. Based on the home inspection report we were able to send the seller a repair request for the leak to be completely repaired by a licensed plumber. The Seller agreed and hired a licensed plumber to repair the issue. Once the repairs were made the seller sent an invoice on the letter head of the licensed plumber for confirmation that the repairs were completed to our satisfaction. The amount the seller paid in repairs turned out to be $2700. Way more than the $400 that our client paid for the home inspection. I tell this story to hope you will see that the average cost of a home inspection is not what should help you make the decision to get one or not.

Why is a Home Inspection Important?

As a real estate agent I can’t express how important obtaining a home inspection is in both buying and selling a home. And yes that is not a typo I did say in both buying and selling a home. believe it or not I have had clients decline the option to request a home inspection on their contract to purchase a home. Buying a home is a major purchase and I suggest that you know what you are getting into before you own it. At the least the home inspection can at least shed some light onto what you will need to address once the home is yours. As a seller it will be an eye opener. Why do I need a home inspection when buying a Home

For the most obvious reason when you are purchasing a new home home it is smart to obtain a home inspection to protect yourself from major structural, electrical, or water damage. The other cosmetic stuff is nice to know also. When you are buying a home in Henderson and you have negotiated the contract you will have a due diligence period in which to have all inspections completed. On the contract there are many different types of inspections that you can request such as mechanical inspection, structural inspection, pool/spa inspection, and termite inspection just to name a few. You as the buyer can request as many inspections as you want however it is typically the buyers responsibility to pay for them. The best way to determine what type of inspections that you might request are based on disclosures from the seller, information about the home on the Multiple Listing Service, information from the neighbors, any damage seen on visual inspection or just anything that concerns you prior to moving into a new home.

How to choose a home inspection company?

When it is time to perform inspections you will have the choice of inspectors to choose from. We have a list of companies that past clients have used to provide to you however you can always use your own company. One thing that I do highly suggest is to always call and interview any inspection company you choose with questions and concerns. Find a list of questions to ask a home inspector.

What is on a home inspection report?

The inspection report is a very thorough report on all the mechanical functions and a visual check of all aspects of the home. These items include but are not limited to; water, electrical, leaks, corrosion, air conditioner, heater, water heater, thermostats, dishwasher, garbage disposal, fire safety, pool and spa, pool equipment, lighting, stove, oven, drywall, and much more.  The inspector is a critical backup to our visit to the home to make sure that we didn’t miss anything when you fell in love and decided to write an offer. Depending upon the home inspection company that you choose to perform the inspection, typically you will receive a 50 page report with photos and a summary page with the items the inspector deems the most concerning. With the summary page in hand you will be able to request repairs from the seller or have the documentation to have an item of concern further inspected. From start to finish the home inspection process can take 1 to 3 hours to complete. This does not always include the final report that you will receive at the end. It could take 24 – 48 hours to receive the final report from the inspector. The only time this could be a concern is if we are close to the end of our due diligence period, however we as your agent will monitor that time frame you. If you choose to perform any other inspections you will also receive a written report with the findings.

How much does a home inspection cost?

Size of home, type of home, age of home and whether there is a pool or spa play a factor into the cost of the home inspection. Every home inspection company has a different matrix on the cost of an inspection however lets say you are purchasing a home with the following statistics: 3 bedrooms, 2 bathrooms, 2000 square feet, pool and spa the typical cost will be between $350 – $450 for an inspection. You can find companies that cost less however I would caution to ask the questions prior to hiring a home inspection company based on price. Each inspection you choose will be a separate charge and can add up to be pretty expensive. I always suggest to my clients to start with a mechanical inspection and go over any other areas of concern with the inspector and ask if you should inspect it further. This way you have an expert recommending how to address your concerns. List of local home inspectors that our past clients have used.

Should I attend the home inspection?

It is a good idea to attend the inspection if at all possible however it is not necessary. The inspector will be all over the home in the inspection and following them around might distract them from getting to all aspects of the home in the allotted time. I suggest that if you are going to attend the inspection that you show up the last hour to half-hour to have the inspector show you anything that they have found that they think need to be addressed. At this time you will also be able to ask any questions about other areas that concern you. Remember the inspector is working for you. The inspector will walk you through the home and make sure all your questions are answered. If you are unable to attend the inspection, which happens a lot, you will be able to reach out the inspector by phone or email with any questions.

Why do I need a home inspection when selling a Home?

I mentioned that getting a home inspection prior to selling your home is also a good idea. The home inspector can go through the home and be a disinterested third party to help point out repairs that a buyer might see. This can benefit you the seller because you will be able to address any areas of concern prior to the home going on the market. This can translate into a higher offer and more money in your pocket if the buyer doesn’t see any need for discounts due to repairs they will have to address.

The Gonzales Team loves living in the city of Henderson Nevada and today we got to sit down with Councilwomen Debra March, Ward II, and learn even more great reasons to love Henderson. The City of Henderson Nevada has really been on a push for the play and work where you live, lifestyle and that is very evident in the new plans that have been laid out. New homes, new master planned communities, new business, new lifestyle and lots of new jobs, just a hint of what is coming up.

First a little history about Henderson. Henderson is a suburb or Las Vegas that 288,000 residents call home. Henderson is located in the South East area of the Las Vegas Valley, situated to the East of Las Vegas Blvd, South of Russell Road, North of Sloan Canyon National Conservation area and to the Lake Mead National Recreation center to the East.

The city of Henderson Nevada has been voted one of the Top 50 places to work and play by the Wall Street Journal, voted one of the best bicycle friendly communities, won national Gold Medal Award for Parks and Recreation, voted by Business Magazine as one of the best 100 Cities to live in America and one of the top 6 safest cities in America by CNN Money. Henderson has also become the hub for business in the Southwest with Vadatech, Barclaycard, Ocean Spray, Levi Strauss, and a few more planning on opening distribution centers in Henderson.

If you are a resident of Henderson or just thinking of purchasing a home in the city of Henderson Nevada there are some exciting new opportunities coming in the next few years. One of the biggest benefits is that Henderson has the lowest tax rate in Nevada and in the nation of $0.71 per $100 of assessed value.

Cadence is a new active living 2200 acre master planned home community located East of Boulder Highway off of E. Lake Mead Parkway. Cadence will feature single family residences, Townhomes and Condominiums with approximately 13,500 homes when complete. Cadence has plans for many parks, walking trails, schools and a sports complex. Cadence has thought of everything and has plans to  stream free wifi to all community areas for the residents use. It will even feature a bike share program to promote a healthy outdoor lifestyle. Cadence really wants to make a push for the live where you work lifestyle also so it will feature commercial properties within the community.

Lake Las Vegas is a master planned community that in the downturn almost went bankrupt.  The city of Henderson Nevada has worked with the developers to pull them out of bankruptcy and realign the SID/LIDS and the golf courses so that they can sustain themselves.

The Falls Golf course has been turned into a non-functioning golf course and is a green belt project. The other two golf courses, Reflection Bay and South Shore, are still operational. When the city stepped in several new projects have started to rebuild new homes.

Ascaya Luxury master planned community is back on track. If you live in Henderson or ever driven down Horizon Ridge I am sure you have seen the terraced earth on the McCullough mountains. That is Ascay, located above Roma Hills and MacDonald highlands. Currently there 8 multi-million dollar luxury homes under construction with over 300 lots available to build a custom home of your dreams. Most amazing unobstructed views of the Las Vegas Strip.  

The West Henderson project is located off of St. Rose Parkway, South of Seven Hills, West of the Henderson Executive Airport and East of Las Vegas Blvd. The city of Henderson has plans for large, commercial complex. The plans include business such as Costco, a FedEX Distribution center, large retail bakery distribution center and other big box stores that the City of Henderson is in negotiations with. There is also the option of developers to build mixed-use with residential above and commercial below to fit into the new culture of play and work where you live. The Sloan Canyon Conservation area is to the North of the major West Henderson project and the City of Henderson has plans to conserve the many treasured trails and petroglyphs found in this area. The plans are to have a paved road and visitor center leading into the conservation area to preserve for many more generations to come.  

Union Village is a 228-acre mixed-use healthcare sight at Galleria Drive and the 95/515 freeway. Near the Galleria Mall and Cowabunga Bay water park. Plans are for Union Village to have housing for seniors with shopping and medical facilities.The plans include many retail shops, restaurants, residential apartments, senior care centers, and a cultural center. Union Village will also feature a much needed new 200-bed hospital.

The city of Henderson Nevada has been working on the downtown redevelopment area for years and a new business will be opening on Water Street and Victory. The Lovelady Brewery broke ground in 2015 and should be opening in Spring of 2016. The brew master, Richard Lovelady, is the Chief Brewer for Gordon Biersch. The Lovelady Brewery will feature a taproom for tasting the local fare. The Henderson redevelopment area has many other opportunities for new business or developers. For the convenience of its residents, the City of Henderson Nevada has recently put together a website www.hendersonstrong.org that you can visit to see the planning document fo the next 20 years.

Many people relocating to Henderson often have concerns about the school district. With all the growth within the City of Henderson Nevada, there will be more school aged children and we have no funding to build new public schools until 2017. The City of Henderson Nevada has planned for this by luring more than 20 private and charter schools to our area. Charter schools offer a free opportunity to the public school system.

The mayor of the city of Henderson Nevada will be giving the state of the city address on February 3rd 2016 at the Green Valley Ranch casino and tickets can be purchased through the chamber of commerce for $45.

My Grandparents had already relocated to the Henderson area from California, their health was failing so I followed to take care of them. Henderson played a major role during World War II becoming a townsite in 1940 where Basic Magnesium plant supplied all the magnesium for airplane frames, engines, munition casings and many other parts for the US War Department. Magnesium was dubbed the “Miracle Metal” of World War II.

Henderson is only located 16 miles Southeast of downtown Las Vegas and has the small town feel with all the big city amenities. Henderson is situated in the McCollugh Moutain range above the city of Las Vegas which affords great views of the city lights.  Henderson has a population of 270,811 and is the 2nd largest city in Nevada and has been ranked by Forbes magazine as America’s Second Safest City 2011. Bloomberg Business week named Henderson “One of the best cities to live in America” and in 2014 the FBI Uniform Crime Report ranked Henderson as one of the top 10 Safest Cities in the United States.
